The terms for booking with us

Please read this first

This is a plain English summary of how booking with us works. It has not been reviewed by a lawyer. It is written to be honest and specific about this particular setup rather than to be a legal instrument, and it should be reviewed by a solicitor before launch.

1. Who you are dealing with

This site is run by Beyond BnB Ventures, trading as Beyond Houses. We own and look after all 9 of the houses listed here. Everything on this site is written by us, and the email address on it reaches us.

2. What happens here, and what happens at checkout

Browsing, choosing your dates and getting a price all happen on this site. The booking itself is completed on Hospitable's checkout, which opens with your stay already priced.

Hospitable is the merchant of record for that payment. They take the card, they collect and remit the lodging taxes, and they run the guest ID verification. We never see or hold your card number. When you complete a booking you are also agreeing to Hospitable's own terms, which are shown to you on their checkout page before you pay.

The stay itself is with us. If something in the house needs sorting out, we are the people who sort it out.

3. Prices, fees and taxes

While you are choosing dates, the running total the site shows is indicative. It is built from a cached copy of our calendar so that the page can answer you instantly.

The quote is the authority on money. It is worked out fresh for your dates, your party and any code you entered, and it itemises the nights, the cleaning fee, the taxes and the guest service fee. If the indicative total and the quote disagree, the quote is right. We do not add any fee of our own on top of a quote.

All prices on this site are in United States dollars.

4. Availability, and when a booking is real

The availability shown here is a copy that rebuilds every half hour, so for a short window it can show a night that has just been taken. Nothing is reserved by choosing dates, and nothing is reserved by asking for a quote.

Your stay is booked when Hospitable confirms it and sends you a confirmation. Until that confirmation exists, there is no booking, whatever this site showed a moment earlier.

Very occasionally a house becomes genuinely unusable before a stay, for something like a burst pipe or a failed heating system. If that happens we will tell you as soon as we know, move you to another of our houses where we can, and refund you where we cannot.

5. House rules

These apply to every stay. Individual houses may add to them, and where they do it is written on that house page.

  • Check in is from 4pm and check out is 11am. If you need a little either side, ask before you travel and we will tell you whether the cleaning that day allows it.
  • The number of guests staying must match the number you booked. The houses are set up, cleaned and insured for the party in the booking, and pricing depends on it.
  • No smoking or vaping anywhere in or at these houses, including on balconies, porches and in garages.
  • No parties and no events. These are homes in real neighbourhoods and we intend to stay welcome in them.
  • 8 of the 9 houses take dogs, and each house page says which. Bring the pets you booked and told us about. An undeclared animal is the one thing that genuinely catches out the cleaning between guests.
  • Please keep it quiet at night. Some houses have a monitor that reads sound level only and never records conversation, and some have exterior cameras at the door and driveway. Where a house has either, it is described on that house page, and there is never a camera inside a house.
  • The house is yours for the stay. Subletting it, reselling the stay or filming it commercially is not part of the deal.

6. Changes and cancellations

The cancellation and change terms that apply to your stay are shown on the checkout page before you pay, and they are repeated in your confirmation. They are set per house and per dates, so those are the terms that govern your booking rather than anything summarised here.

If your plans move, email us early. Early is when we can usually do something useful, and we would far rather rearrange a stay than watch it fall over.

7. Damage, and looking after the house

Every booking made through this site comes with guest ID verification and damage protection, arranged through Hospitable. Accidents happen, and most of what gets broken in a house is not worth a conversation. Please just tell us. A message about a broken glass is a two minute reply; the same glass found by the cleaner with no message is what turns into a claim.

You are responsible for damage caused during your stay by your party, beyond fair wear and tear, and for leaving the house secure when you go.

8. What this site tells you

The house descriptions, photographs and amenity lists here come from our own listings and we keep them current. Things change in a real house, so if something specific matters to your stay, ask us before you book and we will check it that day rather than guess.

Travel times and distances mentioned in a house description are approximate and assume you are driving.

9. Where our responsibility ends

We are responsible for the house being as described, clean, safe and available for your stay, and for dealing properly with you when it is not. We are not responsible for your travel arrangements, the weather, road works, a local venue closing, or anything else outside the house and outside our control.

Nothing in these terms takes away a right you have under the law where you live.

10. If something goes wrong

Email stay@staybeyond.casa and say which house and what has happened. Put it in the subject line if it is urgent and you are in the house. We would always rather hear about a problem during the stay, while we can still fix it, than read about it afterwards.

11. Changes to these terms

We update this page when the way we work changes, and the date at the top says when we last did. The terms that apply to your booking are the ones published when you booked, together with the cancellation terms shown to you at checkout.
