Everything people ask before they book
The short version: booking here costs you less than the same nights on a listing site, Hospitable takes the payment and handles the tax and the ID check, and the email address at the bottom of this page is mine.
Booking straight with us
Is it cheaper to book here than on Airbnb?
Yes. A listing site adds its commission to the nightly rate, and it charges that same commission on the cleaning fee as well, so the money you hand over covers the house plus their cut of it. Come straight to us and their cut is not in the price at all. We priced the same houses on the same nights both ways on 31 August 2026 and the stay came out about 10 percent cheaper here. On a three night weekend that is somewhere between $70 and $210, depending on the house. There is a 4 percent guest service fee on this site, it pays for the checkout and the protections that come with it, and it is already inside the total you see before you pay. We never add a line of our own on top.
Who are you, exactly?
We are Beyond BnB Ventures, and mostly that means me, Joe. We own nine houses in five places and the same small team looks after all of them. Book here and you are talking to the people who own them, which is the one thing a listing site cannot sell you.
What is BACK100?
It is the code for guests who have stayed with us before. Pick your dates on any house page, type BACK100 into the code box in the booking panel, and the discount shows up in your quote before you pay rather than as a promise for later. If the code will not apply to the dates you picked, the panel tells you there and then.
Money and safety
Who actually takes my payment?
Hospitable does. They run the checkout for our houses. They take the card, they work out and remit the lodging tax, and they verify who you are. Your card number never touches this site and I never see it. You choose dates and price the stay here, then the last step opens their checkout with your stay already priced, and your confirmation comes from them.
Is it safe to pay on a site as small as this one?
The reassuring bit is that you are not paying the small site. Hospitable is the merchant of record for the booking, so the payment, the receipt and the tax are theirs, and they are set up to collect and remit lodging tax in roughly thirty jurisdictions. Guest ID verification and damage protection come with every booking made this way. You end up with a written confirmation from a real payment provider, and with my email address, which is more than a listing site gives you.
Why is the price on the calendar not quite the price I am charged?
Because the figures you see while you are moving dates around are a copy, kept here so the site can answer instantly, and the quote is the real thing. The quote is worked out fresh, for your dates, your party and any code you entered, and it includes the cleaning fee, the taxes and the service fee. Where the two disagree, the quote wins. I would rather show you a live number a moment later than a tidy number I cannot honour.
Before you arrive
Can I bring my dog?
Eight of the nine houses take dogs. One does not, and its own page says so plainly, so you will know before you fall for it. Put the number of pets into the booking panel with your dates, because any pet fee is priced into the quote you see. Please book the dogs you are bringing. The count you book is the count the house is set up for.
What time is check in, and when do I need to be out?
Check in is from 4pm and check out is 11am, at all nine houses. If you need a little either side of that, ask before you travel rather than on the day, and I will tell you honestly whether the cleaning between guests leaves room for it. Sometimes it does and sometimes it really does not.
How do I get the address and the door code?
They come after you book. Your confirmation from Hospitable carries the booking, and the arrival details, the full address and the door code for your stay follow from the same place before you travel. The code is set for your dates, so it is yours and nobody else has been given it. If you are a day out and nothing has arrived, email me and I will send it straight over.
My dates showed as free and then the booking would not go through. What happened?
Almost always, somebody booked those nights a few minutes before you did. The availability on this site is a copy that rebuilds every half hour, so for a short window it can still show a night that has just gone. Nothing is wrong with your card and nothing has been charged. Try the nights either side, or email me and I will tell you what is genuinely open across all of the houses.
Are there cameras at the houses?
Some houses have exterior cameras covering the front door and the driveway, and a monitor inside that reads how loud it is and nothing else. It measures volume, not conversation, and it is there so the neighbours stay happy with us. There is never a camera inside a house. Where a house has either of these, it is written into that house description on this site, so you can read it before you book rather than find it on arrival.
Changes and help
How do I change or cancel a stay?
Start with your confirmation email from Hospitable, and reply to it or email me. The cancellation and change terms that apply to your particular stay are shown on the checkout page before you pay, and repeated in that confirmation, because they are set per house and per dates and I would rather you read the real ones than a general promise from me. If your plans have moved, tell me early. Early is when I can usually do something useful.
Something is wrong while I am in the house. What do I do?
Email stay@staybeyond.casa and say what it is and which house. Put it in the subject line if it is urgent. We look after all of these houses ourselves, so the message reaches the person who can do something about it rather than a form, and anything we cannot fix that day you will at least hear about honestly.
