I am Joe. Beyond BnB Ventures is my company, and these are our houses. This site exists so that you can book one of them without a listing site standing in the middle, taking a cut of the night and a cut of the cleaning on the way through.
Why we would rather you came straight to us
Our houses are on the big booking sites too, and plenty of people find us there. That is fine. It just costs you more than it needs to, and the reason is arithmetic rather than opinion.
A listing site adds its commission to the nightly rate, and then charges that same commission on the cleaning fee as well. You pay for the house, and then you pay again for having found it there. We priced the same houses on the same nights both ways on 31 August 2026 and the stay came out about 10 percent cheaper here. On a three night weekend that is somewhere between $70 and $210, depending on the house.
There is a 4 percent guest service fee on this site. It pays for the checkout and for the protections that come with it, and it is already inside the total you are shown before you pay. We never add a line of our own on top of it. The number you see is the number the card is charged.
Prices last checked 31 August 2026. Every figure on this page comes from that check, and the quote you get before you pay is always the authority on what a particular stay costs.

One small team looks after every one of these houses. The standard you get in Tennessee is the standard you get in Texas and in Pennsylvania, because it is the same people setting it.

Nothing waiting for you at the end
Cleaning, taxes and the service fee are all inside the total before you pay. There is no separate booking fee here, because there is nobody in the middle to charge one.

Five places, chosen because we know them well enough to tell you where to eat and which park most people drive straight past. 8 of the 9 houses take dogs, and each house page says which.

Walk to Coolidge Park and the carousel, with the river and the bridge at the end of the street.

How booking here actually works

Step one
You pick the nights on the house page
The booking panel knows which nights are free and how long the house needs you to stay, so it will not let you choose a stay that cannot happen. The running total it shows while you are deciding is a good guide rather than a promise.

Step two
We price it properly
When you ask for the price, we get a real quote for your dates and your party: the nights, the cleaning, the taxes and the service fee, itemised, with any code you entered applied. That quote is the authority on money.

Step three
Hospitable takes the payment
The last step opens Hospitable's checkout with your stay already priced. They take the card, they collect and remit the lodging tax, and they verify who you are. Your card number never touches this site. Your confirmation and your arrival details come from them.
